Terms & Conditions

1. Definitions.

The following terms shall unless the context otherwise requires have (whether with or without the definite article) the following meanings.
‘the agency’ – Makeney Holidays.
‘the property owner’ – Legal Owners of the holiday accommodation
‘the Holiday maker’ – Holiday maker, tourist, visitor , person who booked .
‘Holiday Accommodation’ – The Gatehouse

2. General.

The agency acts in the capacity of booking agent and negotiates the terms of the contract on behalf of the Property Owner and confirms bookings and reservations to the holiday maker by ensuring valid execution of the holiday confirmation form.
The Holiday maker must inform all of their guests of the contract and abide by all the rules given on the information sheet given .A list of do’s and Dont’s, risk assessments are available in the house to view on your arrival.

3. Formation of Contract.

A binding contract between the Holiday maker and the Property Owner shall be effective from the date the agency receives back the executed holiday confirmation form and the required deposit. The booking will not be held beyond the date when the deposit is due.

4. Payment.

4a Bookings and reservations shall only be negotiated by the owners on the Holiday Makers behalf upon payment of the stated deposit. This deposit is non-refundable 8 weeks prior to your stay
4b The balance rent monies shall be payable no later than 8 weeks before the commencement of the holiday. Non payment of the balance rent monies in accordance with the terms herein will be deemed to constitute Cancellation by the Holiday Maker and the agency shall be entitled to re-let the Holiday Accommodation.
4c If the Holiday Maker books the holiday less than 8 weeks from the commencement date the full holiday rent monies shall be payable immediately upon execution of the holiday confirmation form.

5. Cancellation.

In the event of a cancellation by the Holiday Maker after the balance rent monies fall due under clause 4b the Holiday Maker shall remain liable for payment of this amount unless and until such time as the Holiday Accommodation is re-let. The Holiday Maker may seek reimbursement for full payment where insurance cover has been acquired for Holiday Cancellation insurance. Any notification of cancellation must be made in writing by the Holiday Maker to the Agency at the address quoted on the holiday confirmation form.
As a small, family run holiday cottage business we do not offer travel insurance to protect guests in case of cancellation and therefore recommend all guests take out their own travel insurance when booking. If you need to cancel we recommend contacting your travel insurer.
Currently our usual Terms and Conditions still apply although changes on the policy have been amended due to the new corona virus. To summarise:
If you would like to cancel or amend your booking with less than 8 weeks’ notice:
You will be held liable for the full amount of the booking and all monies will be forfeited. However, if we manage to re-let the accommodation you will receive a full refund less £30 handing charge. Please therefore let us know as soon as possible if you would like to cancel so we can try and re-let the accommodation for you.
If you would like to cancel your booking and give us more than 8 weeks notice:
The deposit is forfeited but no further monies are owed. If we re-let you will receive a full refund of monies received less £30.00 handling charge. Please therefore let us know as soon as possible if you would like to cancel.

6. Warranties.

The Holiday Maker shall rely solely upon the terms incorporated in the holiday confirmation form.

7. Ownership of the Holiday accommodation.

The Property Owner shall dictate his own terms and conditions as to the use of the holiday accommodation and the Holiday Maker remains bound by them throughout the duration of the holiday.

8. Alterations to the brochure.

The information contained in this website is believed to be accurate at the time of being published. The Agency nevertheless reserves the right to make alterations thereto and the Agency shall inform the Holiday Maker of any such alterations at this last known address by notification in writing. If the alterations prove unacceptable to the Holiday Maker then alternative accommodation will be arranged or a full refund of monies paid will be given.

9. Access.

The Property Owner or his representative shall be allowed access to the Holiday accommodation upon giving reasonable notice to effect necessary repair works and inspection.

10. Pets.

If allowed must never be left alone in the property, never in bedrooms or on furniture and subject to all pet hairs being completely removed and positively no fouling of garden areas

11. Repair.

The Holiday Maker undertakes to keep the holiday accommodation together with all fixtures and fittings in on or around the holiday accommodation at the commencement date of the holiday in the same condition (fair wear and tear excepted). Where any part of the holiday accommodation or particular items are destroyed or damaged as to be incapable of being restored to its former condition the full monetary value of the repairs or replacement items will be deducted from the Good Housekeeping Deposit. The Holiday Maker should report any defective items to the Property Owner within 24 hours of arrival at the Holiday Property. The Holiday Maker must leave the property clean on departure and excess cleaning will result in a deduction being made from the Good Housekeeping Deposit.

12. Responsibility.

The Property Owner accepts no liability for loss or injury of any kind except where death or injury is caused by the negligence of the Property Owner.
Please note we do not except any responsibility for Alcohol related accidents or incidents caused by drinking Alcoholic substances.

13. Fire and Safety.

The parties named within the holiday confirmation form remain from the date of execution contractually liable to each other. The Agency accepts no contractual liability for the letting of the Holiday accommodation and the Agency shall not be regarded as a contractual party.

14. Termination of Contract.

The number of persons using the holiday accommodation must not exceed the maximum stated in the brochure. The Property Owner is entitled to terminate the contract with the Holiday Maker if the number of persons exceeds the maximum, if the Holiday Maker is excessively noisy and a general nuisance to the neighboring properties or causes damage to the holiday accommodation.
Please note that The Gate House is not a place to hold a venue it is accommodation only, guests that are allowed at the property are the ones who are staying and this a Total of 18 people.
We do allow birthdays, Hen parties and family get together. We do not allow Stag parties or 18 -30 Mixed groups.
Due to our agreement with local authorities, Police, Parish Council
Music is only allowed to be played in doors and kept at a reasonable noise level. All music indoors must be turned off at 12.30am. We cannot have live bands, decks or large disco equipment due to licensing laws .

15. The Agency.

The Agency is not responsible for the accuracy of any verbal information given or statements made by its servants or agents. This Agreement shall be read and construed in such a way so as not to prejudice the statutory rights of the Holiday Maker.
Please sign below that you have read and understood the Terms and conditions and you agree to abide by the rules stated in the terms and conditions contract .All contracts must be signed and returned before occupancy is allowed on the premises.

Great Holiday retreat

Just returned home from having a FAB three day break at the Gatehouse. The house ticked all the boxes. Plenty of space, equipment and cleanliness. Highlight though was definitely the indoor swimming pool/hot tub and steam room. The whole family used it and our grandchildren especially were never out of the pool..!! The house is situated in a lovely scenic area with literally a minute walk to the pub, this being “The Holly Bush Inn”. We visited here a couple of times!. Good food and beer.

Marie and Tim ( owners) were very welcoming and helpful and nothing was too much trouble for them… Marie even posted back our phone charger that we left to us!Thanks again for letting us stay and enjoy your lovely house.We had lovely family time together and it just made my husbands 65 th birthday special. Thank you to our daughter for finding this “gem of a place”!!
We will definitely be back for a return visit!

Fantastic Family Venue

We have just returned from a fantastic 5 nights at The Gate House to celebrate my mother’s 60th birthday. We were a party of 18 ranging in age from 63 to 8 months old, and can honestly say there was something for everyone. From booking to arrival and all our questions in between, nothing was too much trouble for Tim, he even rang me to reassure and confirm details. On arrival, Tim showed us around and made us feel extremely welcome and at ease so that we could feel free to make it our home for the next few days.

The pool and hot tub were definitely the highlights and kept both the kids and adults entertained morning, noon and night! Lots to see and do locally yet no need to leave if you didn’t want to. Fabulous outside space and gardens with so many nooks and crannies for kids to play hide and seek and plenty of seating areas for an afternoon drink (or 2!) for the adults. The open plan kitchen/lounge area is perfect for large family groups and a separate downstairs seating area meant people could get quiet time away from the group if needed.

We would highly recommend both the venue and owner and will hopefully be back sometime soon! Thanks again for a great weekend.
